"At least one (1) member shall possess an expertise in community and real estate development"

The above sentence gives it away. This whole thing will be a dog and pony show to really keep doing the same old and eventually favor the big developers from suffering hard setbacks.

Developers are going to want an exemption to the first floor/ground floor retail. They can save tons on exterior security by moving everything into an interior courtyard with second level elevations. The only result of climate change is developers will get more zoning exemptions. First floor will be loading docks which are needed anyway.

Watch the elected officials pack the committee with real estate developers. Any bets on the member of the lucky sperm club David Martin being appointed? How about the promoter Nitin Mowani?

Sarnoff might appoint his boss at his private sector law firm. Lawyer/lobbyists.
