Is Hialeah WASTING HUD money? By Geniusofdespair

Four million plus dollars to acquire a 1/2 acre parcel and build 18 to 22 units of affordable housing on it. Sounds Expensive to me. Here is the history of selling price for the property:

The land was sold as a 3 parcel package. The one considered for the affordable housing is assessed at $100,000. The other two pieces are assessed at $107,000 and $44,000.

The 1/2 acre:

Maybe we have to start looking at affordable housing. I talked to an affordable housing developer and he thinks $4 plus million is not out of line for that many units. They say this is the only property available. I doubt that. I think there is something wrong with the system.  Does affordable housing really work?

Affordable housing is a scam. I believe the Courts of South Beach condominiums was supposed to be affordable housing. History of some of Florida's laws can be found in The STATE of Florida et al. and Homeowners and Tenants Protective Association, Inc., Etc., Appellants, v. MIAMI BEACH REDEVELOPMENT AGENCY, etc., Appellee.

When you're dealing with the Miami-Dade Building and Zoning Department, nothing surprises me. Architects spec only the most luxurious materials for public projects and Miami-Dade County has such ridiculous rules and regulations that I'm surprised that the cost isn't higher. I'm amazed that anyone can even afford to build or buy in this county - the per square foot cost is north of $170. Yes, $170 per square foot. 22 units at 1,000 square feet each equals 22,000 square feet. Multiply that by $170 and you get $3,740,000. If anyone wants to save public money, then start asking for explanations for the ridiculous rules that Miami-Dade has that make construction so cost-prohibitive.

After reading it I see it is for the entire project. Still, I find this expensive when you could buy 20 houses in that zip code for probably half of what this project costs. However, I'm not spending taxpayer money.

Oh lets see. The Mayor of Hialeah Carlos Hernandez lines the pockets of his buddy builders and in return the campaign contributions overflow when its election time. Also you must understand with every public housing put up that is more Hialeah elderly votes. JUST LOOK AT THAT SHIT HOLES BUDGET, see how many units there are that are City owned. Then you must understand the elderly must vote the way the corrupt mayor asks them too of find themselves homeless. Just go talk to some o them; only a few will tell you the truth. They are scared.

Total scam. Low income housing developers do the deals for massive fees. Matt Greer ex-owner of Carlyle low income housing is still under investigation. That dude was forced to sell Carlyle and he is still in trouble.
