Lennar's New Development's "Prime Location". By Geniusofdespair

I was reading this Lennar ad in the newspaper Sunday and I was saying to myself, this area sounds too good to be true. They call Isles at Bayshore a "Lifestyle Rich Community" from the low $200's. They call it a "prime location." The pristine lake views -- I suspect some are drainage canals. They say the community is in the desirable Old Cutler Neighborhood near the Black Point Marina. True, but we all know what else is near the Black Point Marina. The Black Point landfill and the wastewater treatment plant.

The view above is  a snapshot from where the little yellow man is standing -- not from the Isle of Bayshore Property -- but it is nearby. The Property is in in purple.

I would think if there was an odor or bird problems the people living there would be up in arms like Fisher Island was, on the next Island from the Virginia Key Wastewater Treatment Plant or the Biscayne Landing folks living near a North Miami Beach Plant. Complaints of smell were light on line for Black Point area (do they not have drying beds): "The landfill is new since I lived in Cutler Ridge, but when we would go down in that area after we moved and they built the landfill, I think the smell was worse in the southern parts of Cutler Ridge than the northern areas. It also varies depending upon the wind and season."

It is always good to know where your property is located as "Location, location, location" is the most important rule of real estate. And, for the reader that states it is not sprawl, look at this, the whole area was green a few years ago:

When sea levels rise, all that will be left above water in Miami Dade is that garbage dump, as a monument to future generations what we represented.

Don't forget the nukes at Turkey Point. A dump and abandoned nuclear reactors. Go Heat!

If homes are built in this area the buyers will be unsuspecting buyers who have no idea what they are getting into. This dump/land fill should be told to the buyer by the developer and real estate agent.

I found this: INNVIRON personnel also designed a final cover system for Cells 1 and 2 that had reached final elevations. Extensive slope stability analysis in combination with laboratory testing were performed to ensure the final cover would remain stable on the 2.5 horizontal: 1 vertical slopes. The final cover was constructed in association with the construction of 17 gas extraction wells. The gas extraction wells extended approximately 100 ft (30 m) into the 150 ft (45 m) waste thickness. The approximately 3.9 million tons (3.5 million tonnes) of municipal solid waste in Cells 1, 2, and 3 was estimated to generate over one billion standard cubic feet of landfill gas. This appears to be a very hypocritical post. This proposed development is not outside the UDB. In fact, it reclaims and develops land that would increase inventory of housing within the UDB thus lessening the push for sprawl.

Basically you don't want Lennar to ever develop anything near anyone. That is like asking Farm Stores to stop selling milk.

Unsuspecting? Everyone should be driving around their proposed neighborhood before they purchase anything. You never know what lurks nearby or what plans evil governments have for that vacant lot near your home.

What is hypocritical about reading an ad and then checking out if a claim made in the ad is accurate. It may be perfectly fine to own a home there, but it is questionable that it is "A Prime Location".

And most of this land, If I remember correctly (not sure) -- might have been in a watershed area or have some other environmental significance --- with environmental concerns --- where a deal was struck with Tropical Audubon Society. It wasn't an easy transformation.

Why are you calling it hypocritical to examine the location of a development. I didn't see G.O.D. say: Don't live there in the post. There is just some background on where it is located. Lennar can sell houses there. But why don't you want the people to know what is in the neighborhood so they can make an informed decision. You would rather protect Lennar, that is downplaying the reality of the location than helping people making an informed decision about their biggest investment of their life?

I just love the name "Isles at Bayshore" -- huh? what islands? what bayshore? On the other hand I guess "Estates of Mount Trashmore" would not be a good selling point. In real estate as always, buyer beware!

The smell and the attraction of marsh mosquitoes makes the site a prime location for being sealed in the home and the West Nile virus.
Ask the neighbors what they think, buyer beware.

The Lennar Flow Way component of the Cutler Wetlands C-1 Flow Way is bounded by S.W. 97th Avenue on the west, S.W. 232nd Street on
the south, the Lennar Development on the north, and S.W. 87th Avenue on the east.

This whole development was a problem for Environmentalists.

There is sort of a bubble. You don't smell the dump because the odor seems skip nearby homes and drift down to northeast miles away... U can be at the southland mall and get sniffs of landfill or in palmetto bay and get the smell... Depending on the temp and prevailing winds which always head that way.

When entron was going to build there there was a study done on the stack steam discharge. And the state send a guy down to talk about the impact of the steam going up and coming down elsewhere.

The bugs r going to HORRIBLE there... They will have wet lands all to north as well directly around them.

I lived about 7 miles from trash site, Lennar build his community about 8 miles from site discussed , Lennar's project is on top of Farming land . the smell is unpleasant and it depends on the wind direction ,Also lots of mosquitos.

This homes are in Between power line and land field .. Health Risks and Power Lines.
According to research and publications put out by the World Health Organization (WHO), EMF such as those from power lines, can cause:

Anxiety

Prickling and/or burning skin
Rashes
Muscle pain
