Lennar Is Starting the Process to Move The Urban Development Boundary in June for a Mega-Development. By Geniusofdespair

Mega-Development, Parkland, (a development of regional impact DRI) will have it's first county hearing in July before the Planning Advisory Board. There will be a Community Council meeting in June. You will remember that Parkland is requesting 1,257 Single Family Homes, 2,436 Townhouses and 3,248 Condominiums (that translates to about 20,000 people). Plus they want to build 200,000 square feet of retail and 100,000 square feet of offices. They also want to include 33 acres/550,000 square feet of Industrial. This is ALL OUTSIDE THE URBAN DEVELOPMENT BOUNDARY. Parkland is heard separately because it is such a massive project.

Moving the UDB line for Lennar's Parkland will open the floodgates. There are several other blocks of land (80 acres or more) anxiously waiting for the line to be moved, in the same vicinity. These large parcels total 2,500 acres and they are West and North of the site. To get some idea of how large an area we are talking about, it is the same acreage as Palm Beach (that is WITHOUT Parkland's almost 1,000 added in). One square mile is 640 acres so with everything -- we could be looking at over 5 square miles of intense, dense development in the buffer lands to the Everglades.

If you look on the map above (hit it to enlarge it). You will see numbers in their approximate location, these are the landowners:

1. Fat Deer Key Limited – 151 Acres (1 Million in ‘87)
2. Neighborhood Planning - 125 Acres (15 Million in ‘05)
3. Milners - 220 Acres (Purchased '00
4. Padre Pio LLC – 80 Acres (2.8 Million in ‘03)
5 Krome Gold Ranches II, LLLP - 466 Acres (44.6 Million in ‘05)
6. Neighborhood Planning – 120 Acres (6.7 Million in ‘04)
7. Neighborhood Planning - 160 Acres (13 Million in '05)
8. DR Horton, Inc. - ALMOST 1,000 Acres
9. Norfe Krome Properties, Inc. -157 Acres (No date)

You might ask how do we know these large tracts wil be developed. It is because of who controls the companies, some of our most well-known developers:

1. Amelia Coury of Coury Investments, LTD.
2. Developers : Armando Guerra, Agustin Herran, Carlos M. Garcia, Ramon Rasco and Sergio Pino.
3. Family from England (can't see them farming here).
4. Cesar Grillon of GIG Properties.
5. Armando Guerra, Agustin Herran and Lobbyist Rodney Baretto.
6. Same as 2
7. Same as 2
8. National Production Homebuilding Company (see note below).
9. David Efron, Wealthy Lawyer, often mentioned as State Attorney Katherine Rundle's Fiancée.

Horton Homes has previously announced plans for their property (they call it "Providence") which includes: 1,655 single-family homes, 8,785 apartments, two schools, and 650,000 square feet of retail space. They may be holding off to see if Parkland can move the line (the test balloon).

There is one thing I can guarantee, if the line moves, people living in these developments will be paying hundreds of dollars a month for gas to get to work.

In the Miami Herald ad that Lennar ran today, they require a credit score a bit over 5. So people with poor credit can get Lennar homes. Even though, as you point out, the gas cost will be outrageous, at least the people can get the credit. But then they will end up in foreclosure. Who can afford $400 or more a month to fill up two cars for commuting ?

These guys NEVER give up, coming up with new ways to skirt the zoning laws. Krome Gold Ranches II, LLP has two applications pending, Z2007000417 (a unique rural residential community designed for equestrian and fishing enthusiasts) and Z2007000416 (a unique rural residential community designed for fishing enthusiasts). Both claim 5 acre lots, but 1/3 of the lots on the lake are actually in the lake. Both are outside the UBD. Lets see, we will first do rock mining and then development, the county would never catch on.
