What's up with our Best Buds? By Geniusofdespair

I always like to check-in on the doings of our local developers. In February Sergio Pino was getting a mortgage from U.S. Century Bank - the same bank that he is a Board Member. The end of March he sold his condo at Club Atlantis in Miami Beach. He got market value.

Ed Easton was modifying a Krome Grove Land Trust mortgage (3 original notes were $1,935,606.88) in December. The original notes were made in favor of the Mortgagee Lennar Homes, Inc. (now known as Lennar Homes, LLC). Anyway, Easton is the Mortgagor (signing for the Land Trust) and also signing as the Mortgagee (hard to figure out these transactions). This property is part of the development of Regional Impact (DRI), Parkland. The entire property was purchased for $64,895,670 in October 2004. Lucky it is classified as AG land. The large parcel, 590 acres, only was taxed at $27,069 ($45,000 exemption) - a bargain. Easton got the property from Lunsford Richardson, Jr. -- the Vicks VapoRub heir?

This month Armando Guerra foreclosed on a parcel of land, lot 9 of Eureka Ranches (SW 188 Street and SW 185 Court, Homestead) for $476,295.48. The land was purchased from Guerra (as a trustee for a group of investors) for $838,000 in March, 2005.

Wednesday Miami Dade Will Be One Step Closer To 7,000 More Homes! By Geniusofdespair

According to the Miami Herald today, as of October 31st banks owned 10,234 homes in Miami Dade County. Foreclosures are up 97% from a year ago, and one in every 9 homes in Miami Dade County is in foreclosure. According to Realty Trac, Homestead has 4,159 foreclosures, Hialeah has 3,990 and Miami 23,834.

So what the hell, let’s approve Parkland, the Lennar mega-development, in West Miami, we need more homes there. And, yes I know they PROMISE they won't have the first house till 2014, so then, why now? Hurry up and wait? It goes before the Planning Advisory Board on Wednesday.

VIDEO: "Hold The Line" Video. By Geniusofdespair

Parkland, the large sprawl "Development of Regional Impact" (DRI) that Lennar is a part of with Sergio Pino and Ed Easton, is still hovering out there and it is set to rear its head at the Community Council this Fall for approval (maybe late October). The mega-development, 7,000 homes - 21,000 people, is slated for land outside the Urban Development Boundary (UDB) in an area West of Tamiami Airport (in buffer lands to the Everglades). This video tells you why it is a bad idea and serves as a tutorial on Miami-Dade's over-development.

Here is a map of the area of Parkland, just where you want a new city:

Another day in paradise by gimleteye

At the county commission on Monday afternoon, daggers were drawn at the South Miami Dade Watershed Study. Then, they were put back in their sheaths.

The Watershed Study, long anticipated, long held out as a sign, a totem, a symbol, a Rorsach test for developers, farmers, and environmentalists, the Watershed Study, finally on the commission agenda, though it was discussed in specifics not at all, though not one of its 68 recommendations to ameliorate or upset, to solve, or dissolve--not one specific was discussed about the plan, roadmap, cypher to a better Miami-Dade County.

The Study had not even been reviewed by the Natacha Seijas Government Operations and Environment Subcommittee. Weeks ago the Study was acccepted and proposed as a resolution with no discussion, no controversy, no mention of dark dealings and language changes and poison pills inserted craftily.

Now County commissioner Carlos Gimenez signaled the displeasure spreading among fellow commissioners, though still a minority, how the appearance of Seijas’ positive resolution had been crafted out of sight with a little poisonous pill slipped in, as though no one were paying attention to the alteration.

Many were paying attention. The whispering had spread. Where to? To Tallahassee? To Washington? Plainly, there had been an escalation of consequences that did not serve the majority purpose well.

Natacha Seijas amended her resolution and withdrew the offensive “whereas”. Just like that, the poisonous pill disappeared into ether.

Then one at a time, the rebellious minority on the county commission leveled their gaze and appreciation to all the citizens who had spent years as “advisory” to the consultants. So did Seijas, who seemed squeamish as though she had food poisoning.

At moments like these, you are not sure whether you are watching a performance by actors who garble their lines on purpose, with language that scarcely fits the subject, (transcribed on video monitors suspended from the ceiling, the language veers wierdly from sense to senseless and back-- one can easily imagine that if a live person were doing the translation, that they would be certifiably out of their minds as an occupational hazard or job requirement) or whether events like this prove the purpose of Kabuki theater: ritualized from the dais, from the podium speakers appear on chamber video screens like characters on daytime TV--predictable to a letter for not the first time and not the last--though the outcome was a little surprise: Seijas and her majority did not kill the Watershed Study outright.

Seijas' footsoldiers on the commission seemed bemused by the weighing of consequences. Tilted back in their oversized chairs, or, on the phone: this matter was not their business.

Certainly, if the bared daggers had been slipped into the Study, as she had said they would be, there would be ramifications. Mayor Carlos Alvarez was watching the drama from TV.

At the end of the day, the gathered forces of the majority opted for a strategic retreat. In other places, their divisions are assembling: a plan by Ed Easton and Lennar to apply for zoning changes outside the Urban Development Boundary in order to put a small city to the west of Kendall, along a future transportation corridor that addresses not a whit the complaint of hundreds of thousands of commuters inside the Urban Development Boundary. Smaller assaults on the Urban Development Boundary, again, by Lowes and by a few others.

None of these would have been well-served by an outright killing in plain view. And so the daggers were sheathed. The lobbying class fled the proceedings darkly.

From the dais, there was no mention—not a word—of the severe drought conditions in Florida, or of a miserable housing market that has turned all the dreams of housing in farmland into vacant houses in subdivisions.

Someone has gotten rich. Someone is waiting to get rich. And someone is always balancing what to say from the county commission dais against what is needed to raise campaign cash, or favors, or trips to Cancun or the Bahamas, Paris, Africa, wherever.

But the bottom line was not the encomiums for the environment or Biscayne Bay.

It was the certainty, expressed by Seijas, that when the planning department returns months and years hence with recommendations to amend the county development master plan based on 68 separate issues defined by the watershed study consultants as worthy of review, those recommendations will be “shredded” by the county commission.

Shredded. We kid you not. After delivering the Study to the planning department with baby powder and a soft pat, Seijas offered the word—aptly chosen—as a promise. She meant to kill the watershed study. Just not today.

President Bush in Miami Yesterday by Geniusofdespair

There were a lot of protesters to greet President Bush yesterday. Gee I wonder why? I found this picture, which I think is of two of the most vocal protesters, they might have been arrested (reason for the solemn faces). Lame Duck President Bush was here to speak at a graduation but who cares.

The part I care about is that Ed Easton held a $25,000 a plate fundraiser, with headliner Bush, at Easton's home on Key Biscayne. I wonder if anyone went.

This is the same Ed Easton who is trying to do that giant development called Parkland (with Lennar) out northwest of the Tamiami Airport. See my post March 27th and March 28th I couldn't find a photo of Ed so here is Stuart Miller of Lennar.

Ed Easton's Parkland: The Players by Geniusofdespair

Hit on photo to make it larger.
A reader asked for it so here is a document with many of the players we can expect in the upcoming, giant Parkland Development. Besides Easton, we have Lennar -- the big gun. Lobbyist Bercow will run the show. Swakon will justify any Engineering questions, Rob Curtis leads the planning. The usual suspects. Kathy Sweetapple will say it won't effect traffic and Andrew Dolkart will justify the economics. They always assemble the same crew for these mega developments.

Bad Broward’s Wicked Weston and Look What Ed Easton is bringing to Miami! By Geniusofdespair

Why do I care that Weston site favored for new high school? Because this school is an EVERGLADES issue and I am paying for the restoration of the Everglades!

Look on your tax bill people. There is a line item for Everglades (CERP) cleanup. One percent of your taxes goes to Everglades Construction projects. This is one of those projects YOU are paying for and Weston is throwing up roadblocks.

Weston wants to build a $100M High School next to the proposed Water Preserve Areas vital to Everglades Restoration. They are preparing a Resolution in opposition to this important Comprehensive Everglades Restoration Project (CERP). The water preserve area project is critical for the restoration of the Everglades. The lights from football/baseball games at the school would also cause problems for the wildlife. The City Manager of Weston has everyone up in arms against the project now.

According to an EYE reader: The Weston School proposal is even more offensive because the school is slated for a mitigation area - an area that was set aside to make up for wetland impacts when the Weston development was completed. Mitigation areas are supposed to be untouchable - and typically they are.

See, this is what happens when you let a city go up in a really, really stupid place like Weston.

And, speaking of stupid placement of Cities, here in Miami-Dade,

Ed Easton is moving forward with his project, West of SW 167 Avenue and North of SW 152nd Street (to 136 Street). Ed is a mega developer and Jeb Bush's pal. He has said he wants to build another Weston in Miami-Dade. Well, thanks Ed, that’s just what we need.

Ed owns 960 acres (640 acres is a square mile) and he has a mega city planned. He wants to build his new city with over 7,000 homes (about 21,000 people). He will be taking this to the Miami Dade County Commission in the next 90 days or so. Watch out! It is called Parkland. Read about Parkland. One day as the City of Parkland expands, we will have them clamoring for schools on the edge of the Everglades just like Bad Broward’s Wicked Weston.
