What is Happening On West Kendall Drive. By Geniusofdespair

If you don't hit on the links you will never get this blog. And if you don't read it, I am going to give up on investigative blogs. You don't appreciate the work.



Kendall Investors 172 is Victor and David Brown Managers. They were the ones that made a deal, if the UDB line was moved for their company, they would put a deed restriction of NO RESIDENTIAL for 30 years on the property -- keep it office. They said OFFICE was needed desperately in 2009, do you see any offices there???? After 5 years the deed restriction was lifted thanks to Lynda Bell and others. It was a 9 to 2 vote. Thank you for your trust commissioners. This is exactly why we need Danniella Levine Cava in office. We can trust her. Lynda Bell was a big disappointment, watch the video of her vote.

 Lennar's property was in foreclousre forever before they bought it. The UDB was moved for it in 1992 or thereabouts. So why did we need the Brown Property with all this empty land inside the UDB ready and waiting for development? Nothing happened to it till now after almost 20 years. At this point it is being developed. I saw a $400,000 sale.

How Guillermo Maldonado got that land is a mystery to me.  Some kind of foreclosure.

Original Investors in the Brown Property, I believe James Eroncig is also suing Palmetto Bay Vice Mayor John Dubois over a stock deal:

Commissioner Barbara Jordan and one of the Brown Brothers (they owned about 43% of the property) and did the heavy lifting for the investment group.

This is, exactly the kind of squiggly "line" that Pepe Diaz (and before him, Joe Martinez) wanted to "straighten out", thus providing more energy for campaign contributions from the Great Destroyers. The fact that there is NO promise by the county commission that cannot be broken when it comes to moving the UDB is the underlying fact of county politics. Everybody knows …

Do the have an application to "straighten out the line" east of Krome Ave to the west of the Brown property?

Genuis, I hope you're filling in Cava with this stuff. Zapata has been a cheerleader for these people since he was in the Legislator and Bell will go along with anything to help her campaign coffers.

Please notice how far the UDB line extends in Broward and Palm Beach counties. Ours is the most restrictive.

This isn't district 8 it is Zapata. Daniella Levine Cava is NOT running in this district but she is well aware of UDB issues.

Thank G.D we have not expanded as far west as Broward. Did anyone see the article in the Sun Sentinel yesterday on the impact of climate change and sea level rise in Broward County? Duh - those western suburbs will flood before downtown Hollywood -- as will Kendall. This is a long-view battle and has to be continually fought. Thank you Genius --

That preacher dude is scary in a Jim Jones kind of way. That church is very cultish and imagine the political power he could wield with all those vote$. This kind of creeps me out.

If I remember correctly, this is one of the areas that the South Miami-Dade Watershed Study identified as a possible future UDB movement location (within 25 years? 50 years?) due to its proximity to major roadways, a population center and the need for commercial centers to relieve traffic/infrastructure costs. You might want to include that work in your research on this subject as it seemed to make sense at the time and could give a broader perspective to all of the upcoming UDB move requests.

Thanks so much GD. Your articles and blogs have really helped us understand what is going on in WK with the UDB and the Brown tract.

The zoning hearing is up for hearing on June 17th to change from Business and office to residential.

Armando Codina, the developer heard to be building the Apartments on the 42 acre property discussed in the rezoning hearing already has the project on his website to break ground in early 2015.

Kendall West A 396-unit garden apartment development which will be located in the West Kendall neighborhood of Miami-Dade County, Florida. Kendall West will contain an 8,000 square foot clubhouse with resort style amenities. It is projected to break ground in early 2015.

Sounds to be like they are all betting this is as a done deal?
