We were impressed with Lennar's aggressive marketing strategy that we have noted around town lately. This marketing takes brains, it takes guts and it puts people, who once were selling the increasingly unpopular Miami Herald, back to work on street corners (probably for more money).

Tight marketing...must have cost them a fortune to plan it. They seem a tad desperate.
I've helped a client to buy a nice 4 bedroom house from Lennar with 28% discount. Even if the prices go down, they are already covered up to (or down to) 28%.

Yep PP the prices have dropped....but what about people who bought without that 28% discount? That means their downpayment is lost if they sell (that is if they put up 20%). It will be hard to recoup all the losses. Lennar's fire sale today is last year's buyers' biggest nightmare.
Yes Genius of Despait they right now have lost their 28%. Which means for them that they surely lost their entire deposit.
But if they wait several years, then the prices will come back again, and they will come on their feet.
And the people who bought in pre-construction willing to flip just lost their 20% deposit. There is unfortunately no way around that.
But I believe that Miami will get better in a few years. This city has an amazing vitality and dynamism.
