An Infill Opportunity at Auction...Hmmm. by Geniusofdespair


Yes, I know, I shouldn't poke fun at high density infill development, but I couldn't resist when I saw this ad this morning. They advertised this parcel as suitable for multi-family, senior housing, hospitality, assisted living facility and limited commercial. They said: "Blue Lagoon Miami is a unique waterfront multi-family development site." (Is this 'lagoon' a rock pit?)

They didn't mention in the ad what is across the lagoon...


Actually, being at the end (or beginning depending on the wind) of airport runways has it advantages. I am not sure what they are. Is that black pavement on the two runways (upper left-hand corner of photo) from the airplane's brakes engaging? They do say 'seniors housing' and 'assisted living' in the ad....hard of hearing folks. That makes sense. The property will be auctioned to the highest bidder over $5,000,000. The property appears to have cost the owners $1,650,000 in 1979.

$500,000 an acre? Doesn't that seem pricey for this location?

Better yet, why not build the senior housing and assisted living facilities on airport property adjacent to the runways? It would complement the quarter horse racetrack that the county commission proposed to include on airport property and add revenues to help make the airport competitive with other major airports.

Actually, Blue Lagoon could be a great location for close-in residential. It is close to major roads and on the south side of the property is on the busline.

Look out for a Westerly wind. The noise will be deafening with takeoffs
going towards the property.

Lots of people live happily along NW 7th Street in mid-rise condos and rentals that have been there since the 1970s... this is a great site for infill development.

God forbid we have any green space in this county. Has anybody considered a lakefront park for family picnics with canoe and kayak launching all while watching the planes come and go. Remember when we parked along south perimeter road to do that very thing. Ahh the good ol' days.

At 150 units the acre thats only $3,000 a unit land cost, considering folks in homestead paying 50K during the boom for the same thing this is a steal.
Though I think our city "leaders" should have left room in approval for some green space on that little peninsula at least.
Regardless it is a decent infill piece you can't have your cake and eat it too if you want to hold UDB you have to provide infill housing.
Close to the airport? Look out for investors from Saudi Arabia or Pakistan....

You know, it ain't green if it's not needed, folks. That is a perfect argument for voting on infill projects too. We won't be needing homes and condos for awhile. Think about it.
