On The County Agenda 6/03:
RESOLUTION 081582 RELATING TO AN APPLICATION BY 114 ACRES HIALEAH, LLC, FOR A CLASS IV PERMIT TO IMPACT 93.35 ACRES OF WETLANDS TO CONSTRUCT A RESIDENTIAL DEVELOPMENT AND ACCEPT A RESTRICTIVE COVENANT TO PRESERVE AND ENHANCE 8.25 ACRES ON-SITE BETWEEN THEORETICAL NW 146 AND 154 STREETS AND BETWEEN NW 97 AVENUE AND INTERSTATE 75
And, yes I know there is invasive Melaleuca on this property.
What I am wondering: How are the potential new residents going to like the lakebelt blasting noise and tremors and where are they going to find people to live out West with gas at $4 a gallon?
Following is the Corporate web for this chunk of land, let's start with the Managers of the Corporation named above (Genius as a "Data-Sleuth"):
They are Jose Boschetti and Martin Caparros, Jr. of Miami Lakes. There is another Holding Corporation, with the same 114 name, that might be involved in this deal, with Managers Arthur Falcone and Edward Falcone of Boca Raton. There is a tangled web of Corporate ownership on this property. The land is owned by 114 Acres Hialeah, Shoma Homes, Security Estates, Inc. (defunct) and Martinez Family Investments. From the property ownership records two more names popped up as Managers: Rafael Reyes and Alejandro Capo. And, under the defunct Security Corporation (that owns 19 acres of the land) C.L. Capeletti, A.J Capeletti, W.R. Greenwell and others.
There are so many Corporations involved in this property we really don’t know who some of the investors could be. For example on a Financing Statement they said to return the forms c/o of Prestige Builders Group, Corp. The names for Prestige are Martin Caparros, Jr., Alexander Vega and Otto Rodriguez. I was told the Mayor of Hialeah, Julio Robaina, had some interest in the property but I could not trace any ownership to him, HOWEVER, he does have an active Corporation with Alexander Vega and Otto Rodriguez: AJO Investments, LLC. Conflict?
It appears there is a mortgage of $37,850,312 from BankAtlantic to 114 Acres Hialeah, LLC.
BTW, it also appears that the South Water Management District signed off on this land (which is within the Everglades Drainage District) in 2005.
The Manager of the neighboring property (see map above) 77 Acres LLC: Sergio Pino!

How generous to preserve 11% of the land. How could this type of development make any planning sense? It is far from jobs and has no infrastructure. Unfortunately, the County Commission will probably approve with little dissent.
The creation of many corporations that become untraceable is a clear sign or money laundering or other type of illegal activity. First anon, you're right in assuming the BCC will certainly approve this development. They get paid to do so -by developers, of course.
When the county commissioners get paid to approve something they are honest. They do what they go paid to do.
Its really not that far from everything, I live just down the road and its minutes from everything in Hialeah and SW Broward, up in Broward properties go even more west. Now, do I think this is the smartest thing to do, NO! Does Hialeah really need any more people?!
BTW I had also read Hialeah is planning on building a Town Center type of Mall for more upscale people on that big property.
Also don't be surprised if that % of land perserved and up being those faux lakes.
