Miami-Dade Home Sale Data. Geniusofdespair



Home sales (from City-data.com) by selected neighborhoods. Hurricane Wilma hit early in the 4th quarter of '05 which I believe was the turning point. Sometimes there is a lag time on new home/condo sales closings as they have to be built. More charts below, hit on charts to increase their size:

Great charts. I hope the Miami-Dade County and City of Miami Commissioners who give away tax money see these charts and realize the gravy train is over. Property Tax revenues should go down. That means they should stop handing out money as if it grew on trees.

it looks like the median prices in coral gables and coconut grove are bounding back however, the number of sales are stagnant. It looks like people don't move in Coral Gables, even at the height they only had a bit over 100 sales....happy?

I think these are pretty powerful descriptions of the current situations. I wonder if the Liberty City numbers are pumped up by what condo sales occurred in the downtown area.

I think liberty city is a stable older neighborhood that is why the numbers are stable

I'm guessing the median pricee in Coconut Grove is affected by a very few enormously expensive waterfront properties having an exaggerated effect because of the very small number of sales.
