More on Lennar Ad: Are they bargains? by Geniusofdespair

Let’s test out this ad above and do some comparison shopping to see if there is really a bargain.

The 5 bedroom house in the Royal Collection is offered at $424,615 ($70,000 off of $494,615). I found two 5 bedrooms that sold for $421,120 and another on an oversized lot for $474,510.

The 4 bedroom in the Majesty Collection is a townhouse offered at $256,940 (marked down $70,000 from $326,940). I found 3 4 bedroom townhomes for $321,990, $318,855 and $286,150. This looked like it could be a bargain.

On the 3 bedroom townhouse in the Sable Collection, it is being offered at $238,630 ($70,000 off $308,630). Depending on square footage, this could be a bargain from previous sales but I didn't see any for as high as the original price of $308,630 at any square footage.

Pay attention to the lot and block as closer blocks would probably be similar. (Public records don't list 1/2 baths.)

You see those two lots on 117th ave between 237th and 235th street? That person hates Lennar. Lennar workers tossed garbage over into their yard for months. Their once quiet street is now a madhouse and what's worse, the asthmatic property owner had to move because of the permanent dust cloud that formed over the area from the construction....maybe it was retaliation for not selling...

Noisier, more traffic...dirtier. Shame to see them sell...

Next they will cut costs on construction. Want to live in a Country Walk quality home?

I hope everyone checks their crime stats before they buy. They are in a high crime area. Pretty much the same as those folks who bought in the Naranja.
