Apparently even in this bad housing market, according to Miami Today’s reporter Marilyn Bowden, lease rates for industrial space in Airport West are booming at about $10 a square foot. If you remember, Beacon Lakes was a result of a UDB Line movement a few years ago by “He who shall not be named.” AMB Property Corp. is one of the largest landowners over there at what is now called Beacon Center. This class A business park is 2.32 million square foot and it is 99% occupied. They pay about 17 cents a square foot for insurance.
Now you do the math.
In a side note, this California Company, AMB Property, owns 100 million square feet worldwide. That translates to a lot of profit.
So in conclusion, moving the Urban Development Boundary for this Beacon Center project, pushed by property owner "he who shall not be named" has resulted in a windfall of profit. Other developers/landowners on the other side of UDB line are salivating.
