I was told that it is hard to judge prices paid for new homes without knowing the incentives. Following is what the New Home Builders are offering buyers in their ads in the June 2007- New Home Guide Vol. XXVIII No. 6D:

I also found this ad from a mortgage company in another Real Estate magazine. Many of the services they offer seem troublesome in today's market:

as a Realtor I can tell you that those incentives are usually offered to get you in the door, so make sure you do compare apples to apples when you are ready to buy. I don't specialize in the new homes market but it's good to be well represented so that you don't over pay.

Fascinating that they use "no CDD fees" as a come-on. CDDs are the darling of the developers. They never were a good deal for the buyers but the developers loved them. Hey free infrastructure for the builder, put the costs on the backs of the buyer-for a very long time. Steve Shiver loved them when trashing the east side of Homestead. So now no CDD fees is a marketing strategy. What comes around, goes around!

Nice and all, but I have no interest in living in any of those areas.
